The Property has one security cameras facing the front yard/driveway area. This video footage is not shared and is recorded for liability reasons only, In the cases of a break-in, death, injury, guests sneaking in pets, guests disregarding the maximum occupancy allowed and in no way infringes upon the guests’ expectations of privacy in these public areas of the property. Any attempt at disabling or obscuring the cameras is prohibited and may result in the guest being evicted without refund. The full deposit will be forfeited if any of the above are found. You will also be asked to leave the property immediately without any money returned. Please note that as a requirement for booking our Airbnb, guests will be asked to sign an electronic rental agreement. House Rules

If excessive noise or disturbances occurs resulting in notification by police or neighbors, all Guests will be asked to VACATE the Property and will FORFEIT the reservation and all rental fees paid. ** PLEASE NOTE BEFORE BOOKING: This home is located in a family neighborhood and is only suitable for *quieter groups*. We do not issue REFUNDS due to weather, air quality, or driving conditions. • OCCUPANCY As you scroll through the photos, you may think to yourself, “I can definitely stick so and so on that couch,” or “if we sleep two to a bed, we can bring a few extra guests and cut down on costs.” It’s a tempting thought, but it’s actually against the law. City laws restrict how many occupants can be allowed within this home. By having more than 6 occupants (this includes infants and children), you’re violating city laws and can be cited by City code enforcement with a $2k fine and immediate eviction with no refund of rental fees. • NOISE Our rental agreement includes a no-tolerance policy regarding excessive noise and/or parties. Rental costs forfeitures and/or evictions are strictly enforced. Please make sure you are comfortable with these policies before renting our home. LATE CHECK-OUT will be charged $25 for every 15 minutes after 11am, after 12pm you will be charged an ADDITIONAL $150. New COVID guidelines require sufficient time for Cleaners to air homes out before cleaning. Please be courteous and keep our Cleaners' safety and health in mind and leave no later than 11am. • LATE & LAST MINUTE BOOKINGS - Our cleaners have to schedule all home turnovers and adhere to a strict schedule. So, if you book a "last minute" reservation, our cleaners will accommodate that booking, however, it may be necessary to delay occupancy beyond 4 PM, until your home is ready, arriving early may delay the property being cleaned or could result in it NOT BEING CLEANED at all. We will communicate with guests about cleaners' timelines and the home's completion. • PARTIES This home is not appropriate for parties, events, or loud groups it more ideal for families, a mature group of friends, or professional groups. If excessive noise or disturbances occurs resulting in a notification by police or neighbors, all Guests will be asked to vacate the Property and will forfeit the reservation and all rental fees paid. • EXTERIOR CAMERAS - Video Surveillance cameras monitor the exterior of our home. Footage remains private and may be used for liability reasons and to monitor occupancy and other policies noted here. It in no way infringes upon the expectation of privacy in these public areas. To disable or obscure the cameras is prohibited and may result in eviction without refund. • PRIMARY GUEST The person who books the home must be present during the entire guest's stay. We do not allow parents or other family members, friends, etc... to book your reservation for you. • CHECK-IN is no earlier than 4pm and Checkout is no later than 11am. Our housekeepers and inspectors need every minute of the 11AM to 4PM window to ensure the cleanliness of your vacation home. We make every effort to ensure the home is clean and ready for occupancy by 4PM. Please do not buy groceries before check-in. We cannot let you into homes that are not ready, nor can we provide refrigeration facilities. In unusual circumstances, for whatever reason, it may be necessary to delay occupancy beyond 4 PM, until your home is ready, arriving early may delay the property being cleaned or could result in it not being cleaned at all. CHECKOUT TIME: 11AM - We would be grateful to know if you leave before 11am, it helps the cleaners immensely to be notified that they may arrive before then. The cleaning staff will arrive promptly at 11AM. • WILDLIFE Please Keep all doors to the outside closed so as to not let any wildlife or critters in the cabin. We live in the forest and the mountains with the animals that live in Glacier Natl Park. If a door is accidentally left open and a raccoon, deer mouse, chipmunk, or squirrel (or any other wildlife) gets in, please notify your host immediately. • LIVING IN THE MOUNTAINS: When accepting this agreement, the tenants confirm that they understand that the home is in a forested location and that occasional wildlife and insects not ordinarily seen in urban/suburban areas may be on property. • QUIET HOURS Have Fun, but all noise must be kept within the home after 10pm - 8am or we risk losing our vacation rental permit. Neighbors will call the police if they are disturbed. • PETS We love animals but, unfortunately, no pets. • NEIGHBORS Please be respectful of neighbors, we would like them to continue to be our friends. :) • PARKING Parking is not allowed on the street or in front of neighbors' homes or driveways. We provide parking for 1 car in front of the home. Boats, trailers, and RVs are not allowed under any circumstances. • TOILET It's easier to tell you what you should flush than what you shouldn't flush, because really -the only things- you should ever flush down the toilet are: Urine Fecal matter Toilet paper DO NOT FLUSH: Kleenex and other facial tissues Baby wipes (or other personal hygiene wipes) Facial cleansing wipes or make up removers Paper towels or napkins Feminine products (sanitary napkins, pads of all sorts, and tampons) Q-tips and other make up applicators Cigarette butts Oil, grease, or food scraps Prescription drugs • SUPPLIES We provide an initial supply (starter packs) of toilet paper, paper towels, laundry detergent, dish detergent, clean bed linens and towels. We do not replenish products during your stay. Paper products, cleaning supplies and kitchen items (spices, condiments) may be used if left over from the previous guest but are not restocked and the sole responsibility of the guest. Paper rolls and toilet paper for the 1st night are on site, however, it is the guests’ responsibility to provide such items during the stay. Regular Pots, Pans and Kitchen utensils are available at all rentals. However since these items are used by guests, there is no guarantee that all items you are expected from your own kitchen are available. So if you are in need for a rice cooker, a crockpot, pressure cooker special cooking or steak knives or any other items not essential for a week’s vacation by most, please bring them. No need to bring regular table silverware, regular pans or pots though. All equipment is kept in good working order for the main purpose of that item: So a fridge is supposed to cool, a washer to wash clothes, a *TV to watch TV. Any side, add-on functions (like ice makers in fridges or a special steam programs for the washer) are not guaranteed. We are unable to provide an inventory list of such items upfront since items are counted before and after each arrival and inventory may change over time. Our cleaning crew is advised to discard any open food items except for spices and such. They are advised to keep any sealed items since we do not like to waste food. However, in case they overlook anything or you feel differently when it comes to food related, feel free to discard. • YOUR CLEANING OBLIGATIONS. Please leave the Property in the same general condition as it was in when you arrived. Clean all food and drink spills immediately. Be aware that food and drink spills on carpet and furnishings constitute damage to the Property (and not normal wear and tear). Do not wear high heels, spiked heels, golf cleats, or other abrasive footwear on wooden floors. Do not leave dirty dishes; rinse dishes and place them in the dishwasher on the wash cycle. Staff will arrive shortly after your departure to thoroughly clean and inspect the Property. • CRIMINAL ACTIVITY PROHIBITED. Use of the Property for any criminal activity is prohibited and may result in fines or prosecution. Here is how you can navigate the area during your stay: Walkability & Local Access Your location at 122 4th St West puts you in an excellent position to enjoy the “core” of Columbia Falls on foot. You are just a short, pleasant walk from the heart of downtown Nucleus Avenue. We encourage our guests to leave the car parked and stroll to our local cafes, community markets, and craft breweries. The neighborhood streets are quiet, well-maintained, and perfectly suited for an morning walk to soak in the mountain views. Transportation Options Rental Vehicles: Because our area is vast and offers world-class sights extending far beyond the city limits, having a personal vehicle is highly recommended. A rental car will offer you the flexibility to visit Glacier National Park, Flathead Lake, and the surrounding wilderness areas on your own schedule. Ride-Sharing & Taxis: Uber and Lyft operate within the Flathead Valley, though wait times can fluctuate depending on the season and time of day. For those relying on these services, we suggest booking your rides in advance when heading to major trailheads or the airport.
